Non Pressure Shingle & Tile Roof Cleaning Here at K.J. Pressure Washing, LLC, we understand that your roof is an expensive
and delicate part of your home. The way that your tile or shingle roof is cleaned can either extend or shorten the life of
your roof. We only clean roofs according to the Ashalt Roofing Manufacturers Association (ARMA) specifications. This is the
only approved method of roof cleaning fully endorsed by GAF and Owens Corning, makers of asphalt shingles. This is a non pressure
chemical roof cleaning treatment that safely kills the stubborn algae and mold that has found it's way to your roof. All surrounding
plants, shrubbery and grasses are kept wet with clean water to ensure no damage will occur during the cleaning process. Shingle roof cleanings come with a 2 year guarantee against the return of any stains caused from algae
& mold. Tile roof cleanings come with a 1 year guarantee. Annual roof treatments are offered for tile roofs at
a fraction of the cost of the initial cleaning. This will extend your guarantee another year and ensure your tile roof
will always looks it's best.
Building Exterior CleaningYou may not need that new, expensive paint job after all. The answer may just be a low pressure wash down of your
entire home or business. This is great in ridding your exterior of mold, mildew and the all too common bees nests and
mud dabbers we have here in Florida. All walls, soffits, fascia and gutters are treated with a blend of detergents and mildecides
to safely kill existing mold and mildew. After sufficient dwell time, it is then rinsed using low pressure between 500
and 1,000 psi. There is no need for higher pressure to wash your exterior unless you require the surface to be repainted.
All surrounding plants, shrubbery and grasses are kept wet with clean water to ensure no damage will occur during
the cleaning process.
Building Exterior Paint Prep This is with out a doubt, the most important step in the repainting
process. This procedure prepares your exterior to be repainted. All walls, soffits, fascia and gutters are treated
with a blend of detergents and mildecides to safely kill existing mold and mildew. After sufficient dwell time, it is then
rinsed using between 2,000 & 2,500 psi. This higher pressure will rough up and etch the existing surface to help
your new paint job adhere better.
Driveways & Walkway Pressure Washing
As concrete ages, it will start to darken from many things like mold, dirt, oil, leaves and acorn stains.
Luckily these stains can be cleaned. We first treat the concrete with a blend of detergents and mildecides to kill any existing
mold and to suspend the dirt molecules for easier cleaning. Next, hot water in the range of 210 degrees at 3,500 psi is
used to pressure wash the concrete using a tool called a surface cleaner. This ensures an even cleaning, eliminating
"tiger stripes" that occur from using the pressure washing wand only over large areas. The entire
area is then rinsed off to reveal concrete that is like new again.
Pool Deck Cleaning -
Pavered & Acrylic Decking Pavered
pool decks are treated much like concrete in their cleaning procedure. We first treat the pavers with a blend of detergents
and mildecides to kill any existing mold and to suspend the dirt molecules for easier cleaning. Next, we use low pressure
to wash the pool deck. The area is gently rinsed as not to disturb the sand that is in the joints of the pavers. Acrylic decking
is cleaned using detergents, mildecides and low pressure as well.
Fence
Pressure Cleaning - Wood & PVC Wood
fences are cleaned with low pressure after being first treated with a mildecide. PVC fences look like new again after a low
pressure chemical treatment and rinse. We apply a mildecide that is just strong enough to kill any mold and algae that may
be present. Next we rinse your PVC fence with low pressure to safely restore it to a like new appearance.
Screened Enclosure Cleaning
Commonly refered to as "bird cages"
or "lanais", screened enclosures around your pool area need some attention yearly as well. Once again a low
pressure chemical treatment followed by a low pressure rinse will keep your enclosure looking it's best. All surrounding plants,
shrubbery and grasses are kept wet with clean water to ensure no damage will occur during the cleaning process.
Restaurant Concrete Pressure WashingWalkways and surrounding
concrete at restaurants develop greasy foot traffic that darkens the walks and make them a liability for restaurant managers
and a danger for its patrons. K.J. Pressure Washing, LLC uses industrial strength degreasers and 210 degree hot water at 3,500
psi to easily remove this type of staining from concrete. This process is also used in the loading and dumpster area
in the back of restaurants.
